Your team didn't sign up to answer the same forty questions every day.

We deflect the routine tenant, maintenance, and leasing requests, triage what's left, and hand your staff only the ones that actually need a human. Including the after-hours ones you can't staff for.

The short version: Wholesale AI builds AI that answers and triages tenant, maintenance, and leasing inquiries across SMS, email, and chat for property management companies. It auto-builds your knowledge base from your own history, resolves the routine requests without a person, and routes exceptions to staff with full context and logging. We integrate AppFolio, Buildium, Yardi, or RentManager rather than replacing them.

001 / The problem

Where the week actually goes.

None of this is news to you. The point is that it's measurable, and once it's measurable it's fixable.

002 / The build

What we actually build for a PM company.

Scoped to what your audit finds. You don't buy all of it on day one, and we'll tell you which piece pays first.

Build 01

Tenant & maintenance deflection

Routine requests get answered and resolved without a person: rent questions, lease terms, policy lookups, status checks. The knowledge base builds itself from your own ticket history rather than asking you to write it.

Build 02

Maintenance triage that ranks

When everything is marked urgent, nothing is. The AI reads the request, grades real severity, gathers the missing detail (photos, access, availability) and routes it with the coordinator's time already saved.

Build 03

After-hours leasing coverage

An inquiry at 9pm gets an accurate answer, gets qualified against your criteria, and books the tour. Fair-housing-safe language, every conversation logged.

Build 04

Owner and resident comms

Status updates, renewal outreach, and the repetitive owner questions that eat a manager's afternoon. Renewals beat new leases on cost every time, so we push on retention first.

003 / How you'll know it worked

We baseline it before we build it.

We measure what's true today before anything turns on, then instrument every conversation the AI touches so you see the same dashboard we do. Pricing ties to the one metric we agreed to move. That's what lets us price on results instead of hours, and it's why we start with a paid audit instead of a guess.

004 / Questions

What people ask us first.

Do you replace AppFolio or Buildium?

No. We integrate with AppFolio, Buildium, Yardi, and RentManager and sit on top of them. Migrating a property management system to get an AI that answers the phone would be a terrible trade, and we'd talk you out of it.

Will this replace my leasing agents or coordinators?

That's not the pitch. Property managers adopting AI are growing faster and hiring more, not less. The routine volume gets absorbed. Your people get the exceptions with full context, which is the work that actually keeps residents and owners.

How do you handle fair housing?

Neutral, non-steering language is a build requirement, not a setting. Every conversation is logged and reviewable, which is more auditable than a phone call nobody recorded.

What does it cost?

The AI Support & Triage System runs $8,000 to $20,000 to build plus $1,500 to $4,000 a month managed, priced against the deflection and hours the audit quantified. The AI Operations Audit that scopes it runs $2,500 to $15,000 and is credited toward the build.
