Only 22% of Property Managers Trust the AI Bolted Onto Their Software
Your PM software vendor shipped an AI feature last quarter. It got a webinar, a slide in the release notes, a little sparkle icon in the corner of the dashboard. And almost nobody in your office turns it on for anything that matters.

In AppFolio's 2026 benchmark, a survey of 1,617 property managers fielded last fall, only 22% said they trust the AI features built into legacy PM suites (AppFolio, 2026). Read that the other way and it lands harder: 78% can't rely on the AI that came bundled with the software they already pay for. The feature exists. The trust doesn't.
The sparkle icon problem
Here's how the native AI usually shows up. The vendor has a roadmap covering a thousand customers with a thousand different setups, so the feature ships generic. It drafts a reply that sounds like it was written by someone who's never met your tenants. It can't see your move-in policy, your after-hours protocol, or the fact that unit 4B has flooded twice and the owner is already furious. So it guesses. And the first time it guesses wrong in front of a resident, your leasing agent quietly stops using it.
That's the trust gap in one scene. Property managers aren't anti-AI. The AI they've been handed simply doesn't know their building, and they can feel it.
The demand is real, though. That's the part worth sitting with. PMs aren't rejecting the outcome. They want faster responses, fewer after-hours calls, a maintenance queue that triages itself. They just looked at the sparkle icon, gave it a fair shot, and decided they couldn't put it in front of a tenant. Wanting the result and trusting the default delivery are two different things, and right now there's a 78-point gap between them.
Meanwhile, the adopters are pulling away
While most of the industry waits for the incumbent suites to make their native AI trustworthy, a smaller group stopped waiting. And the numbers on that group should make you uncomfortable.
In the same AppFolio benchmark, firms with broad AI adoption expect 31% portfolio growth in 2026. Non-adopters expect 12% (AppFolio, 2026). That's close to a 3x spread on growth, in the same market, under the same rates, facing the same vacancy pressure.
The headcount data kills the last excuse, too. AI adopters are more likely to be adding staff, not cutting it: 34% versus 25% (AppFolio, 2026). The firms automating the busywork aren't shrinking. They're using the hours they got back to take on more doors and grow the team that manages them. Forget robots replacing your leasing agent. Picture your competitor's leasing agent handling twice the portfolio because the repetitive stuff answers itself.
So you've got two facts pointing the same direction. The native AI in your software is something most operators won't trust. And the operators who found AI they will trust are growing roughly three times faster than the ones who didn't. Sitting still is the expensive option now.

The trap is thinking your only two choices are the sparkle icon or nothing. Trust the bundled feature you already don't trust, or sit out the 31% lane and hope the vendor's next release fixes it.
